Residents of Emirates Hills used to witness a lot of speeding vehicles zipping along the community roads, paying no attention to the safety of other road users. To curb this issue, we installed some new speed humps in various locations.

The Springs boundary walls extension

We are currently working on the height extension of the boundary walls along Springs Drive. The works include raising the height of the concrete wall as well as the metal fence.

Twelve existing playgrounds underwent major renovations in early 2014 with expansion of the play area and installation of completely new equipment, built to the highest European and American safety standards.

River stones replace weeds!

The lake on Nisreen Street is a lovely spot but there had been a regular problem of weeds growing along the edge of the lake. So we arranged to lay riverbed stones on the water body’s periphery to stamp out the problem.

New entry barriers at Montgomerie Maisonettes

Due to normal wear and tear, the entry barriers at Mongomerie Maisonettes had begun to malfunction. We replaced them with new ones and also repaired the audio / video intercom access system for visitors to the community.

Smoother roads

The internal community roads across Emirates Hills offer a much smoother drive now! They had undergone a bit of wear and tear so we arranged for an RTA approved contractor to conduct a survey in the area.

Emirates Hills is ablaze with colourful seasonal flowers all over the community, especially at the gatehouse and on street corners. This has given the community a complete makeover for those driving around or out enjoying an evening stroll in the area.

Online reservation of community amenities

The facilities in The Lakes & Hattan were frequently used by the residents and were in constant demand. In order to ease the booking process and manage an efficient allotment of the amenities, a system was required.

Traffic streetscape enhancement

We have undertaken couple of traffic initiatives across our communities where we found that a large number of traffic signage had begun to look old, making it very difficult for users to read them. Boards were either faded or peeling, which looked unsightly.

Refurbishment of pool furniture

Owing to prolonged exposure to extreme weather conditions and regular wear and tear, the sunbed covers at the community pools had started to fade, gather stains and appear old and faded.

Landscaping enhancements in the communities

Certain areas of the community were seen to have minimal landscaping in comparison to the overall design scheme. These were the smaller areas at the corners of intersections or in parks that had been previously overlooked.

Planting of new trees

Upon an extensive survey across The Springs and The Meadows, we noticed that more than 800 streetscape trees were in poor health and some were missing, affecting the green cover in the area.

Installation of park benches

The Emirates Living Master Community is known for its stretches of lush green space and beautiful lakeside views. However, the lack of sufficient benches made it difficult for residents who wanted sit, relax and take in the views.

Water saving devices

Working towards a sustainable lifestyle within our communities, we noticed that water-saving devices would help in reducing excess wastage. The devices were installed in each community.

Signage replacement

As part of our community rules awareness campaign, we redesigned and replaced common area lakes signage across the community. Recently, old and faded boards were replaced to educate residents about the rules and regulations across all Emirates Living communities.

Playground refurbishments

We identified serious safety concerns at some of the existing play areas throughout Emirates Living; noting that the play equipment was aging and failed to meet the quality or standards expected in the community.

Installation of new pet waste bins

Many residents in the Emirates Living communities are pet owners and frequently walk their animals along the pathways and lake areas. Following a survey, we identified the need to increase the number of pet waste bins available to residents

Fence enhancements

Due to the newly built RTA roads near Emirates Hills, the plot bordering the main road was left open and had become a security threat to the community, providing easy access to trespassers.

ECM action ‘Name and Shame’

We launched a ‘Name and shame’ campaign in June 2012, where boards were posted at each community gatehouse and the details of units with long outstanding dues were featured on them.

Community Service Fee Collection Boxes

To make it easier for homeowners to pay their Community Service Fee (CSF), additional cheque drop boxes have been placed within the community. Following payment, receipts will be sent to homeowners at their registered email address.

Development of the parks

The J Section in Emirates hills had been a construction site, plus the park and some of the sikkas were undeveloped. We developed the area into a beautiful park full of lush greenery complete with benches and play areas.
